Rental Application Requirements and Process:
- Submitting a FREE application is required before touring a property. The application takes about 15 minutes if you have all of the below-required information ready and available.
- Available Rental Properties. All of our available properties are under the rental tab. If a property is listed there, it is still available. If it is no longer under the rental tab, then we have found an applicant for that rental. Unavailable properties won't be listed. If there are not any properties listed, then we do not have any current rentals available. Please check back in the future for new listings.
- There is NO application fee to apply to one of our available listings. Please fill out an application under the property that you wish to rent. Allow for a processing time of 48 to 72 hours for the initial application. Initial applications must include everything below before the review process will begin. After the application is conditionally approved and the property has been toured, then there is a background and credit check that the applicant will need to pay for and submit. - Getting Started - We recommend using a computer when filling out your application, not your phone. If you do use your phone, download the Tenant Cloud app. When you click apply, it will ask you to set up a login and account. This is NOT an application. It is just creating an account with the Tenant Cloud system. It asks for basic info about you and to create a username and password. Each applicant will need to set up their own username & password account with Tenant Cloud to submit their own application. Once you have a login, it will direct you to apply to the property. Please keep track of your login info so you can sign in again to update or complete your application.
- ALL adults over the age of 18 must fill out an individual application. So if 2 people over 18 are planning to reside in the residence, then 2 applications need to be submitted, 1 for each person. You each will need to put the name of the person you are applying with in your additional occupant's section so we know you are applying together. Co-signers will need to submit an application as if they will be living at the property. Do not put yourself in the additional occupant's section of your own application. Each additional occupant will need their own individual email address.
- Everybody that will be living at the property needs to be listed in the additional occupants section. This includes children, family, roommates, etc. As stated above, anybody that is over the age of 18 will also have to fill out their own application with the additional occupants listed as well.
- All applicants must provide a full and clear copy of their driver's license.
- Applicants must earn at least 3 times the monthly rent in net income. Income minimum may vary depending on the property. Visit the property you are interested in for more details. Those with a co-signer must earn at least 5 times the monthly rent in net income combined.
- All applicants must provide proof of income. Please submit current employment with verifiable recent income. This includes, but is not limited to, pay stubs (2 months/60 days), proof of government checks, social security distribution, disability checks, or any other monthly income. All uploads need to be clear, legible, and in full copies. Screenshots of bank accounts will not qualify as verified proof of income. Cash payments without legal and traceable documentation will not be counted or accepted towards your income requirements.
- Please include ALL required information such as income, employment, pay stubs, etc. Everything with a red asterisk is required and must be filled in or have a document uploaded to it. Verbal additions to the application will not be accepted and if your application is denied due to withheld or missing information then you will have to resubmit a new application for consideration.
- Include current and previous employment and residences.
- Please include any additional information you may have available (even if it does not have a red asterisk) such as a bio, etc. This will only help you in the reviewing process.
- Showings/Tours - Once we have received your free application and it has been reviewed with conditional approval, we will then schedule a time to show you the property. Tours of the property only happen after a free application has been submitted.
- Background & Credit Check - Once your application has been reviewed, conditionally approved, and you have toured the property, then a background check and credit check are required. Please allow for an additional 48 to 72 hours for the background check and credit checks to be completed. These are sent to you via email through your individual applications. This is why everybody over the age of 18 must submit a separate application when applying. Please be sure to provide a current email address when filling out your application.
- While the application is free, the background and credit checks are the applicants' responsibility to pay. There is a $39 fee for the criminal background and credit check per application. This is to be paid directly to the background check company.
- Credit score requirements vary depending on the property you are applying to. Visit the rental tab and click on the property you are interested in for more details concerning that property's credit score requirements.
- Once all of the above steps have been completed, approved and a move-in date has been selected, we will then proceed with scheduling a time and date to sign the rental agreement.
- Applicants with prior evictions will not be considered.
- No short-term rentals are available.
- Completed applications will be processed once all sections are filled out and documents are included. Please note, that meeting minimum requirements and/or initial approval does not guarantee final approval.
- IMPORTANT - Visit the rental tab and review the property you are interested in for any additional requirements or information specific to that property.
